Eye appeal (curb appeal) is probably the single most important aspect of marketing a property. If it doesn't look good, chances
are the buyer will move on until they find something that does. There are those that are looking for a good deal and are willing
to make an offer based on the fact they they don't mind using a little elbow grease to turn it around, but most likely the
buyer wants turn key to say. A point I want to mention is that if the property looks bad at first glance, it is subconscious
for the buyer to think there is more negatives than meets the eye. A lot of what we see is just cosmetic. A simple clean up,
a coat of paint and some colorful decorations will do the trick. In those cases where there is a defect or structural damage,
this either needs to be fixed adequately or disclosed in full to the buyer. It's best to ensure that all appliances and fixtures
are in working order.
