Tip # 1 Buy Buy Buy.
Tip # 2 Buyer Beware! Do your Due Diligence!
Buyers have to be particularly cautious these days. Properties can have all kinds of hidden defects, some that might not
show for several years. Not only are there physical problems that can arise (a water well that's about to go dry or a subsurface
fuel cell), but also certain legal issues that can arise. CC&R's that control, easements, airspace corridors, recorded
and unrecorded deeds, etc.. That's where I come in. To guide you through the maze of property characteristics and legal mumbo
jumbo.
Tip # 3 Get EVERYTHING in writing. This is an absolute MUST. No court in the nation will rule on a real estate transaction
made from oral agreements. Any changes that need to be made, need to be in writing as well and attached to the original agreement,
signed by both parties. Why am I telling you all this? Because when it's time to make your purchase, anything the seller told
you verbally will not hold up in court. So if there is a specific item that was not mentioned in the contract that you want
as part of the deal, it needs to be written into the contract.
